Our expert conveyancing solicitors can help with buying or selling your property

Whether you are buying or selling a property it can be a stressful time. Our bespoke service is focused on communication and ensuring that your case is progressed as proactively as possible for hassle-free completion.

Our conveyancing fees start at £595.00 plus vat and any disbursements. Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees, searches and Land Tax. We process the payment of the disbursement on your behalf to ensure a smoother process and in some cases as a requirement of your mortgage lender. On average disbursements are £500, please see our pricing policy here.

Some cases can be substantially more complex or have unexpected issues. In those instances or where there are changes to the information you have provided, additional fees may be payable. Details will be provided if and when they arise and we will agree any additional fees with you before carrying out any further work

What is conveyancing?

Conveyancing is the legal transfer of a property from one person to another.  Conveyancing can also relate to the addition or removal of mortgages/legal charges from a property register, and any material change to title deeds or property ownership.

How can I ensure I am prepared for my property transaction?2023-07-13T17:16:54+00:00

If you are selling a property, you should provide your Conveyancer with all of the documents provided to you when you purchased the property.  This may include guarantees for works, indemnity insurance policies and title deeds.  We would recommend bringing to the office all documents you hold, and we can then decide what is relevant and what my may not be.

You should also ensure you complete your ID checks promptly, whether these are in person at our office, or online via Thirdfort.

Finally, please ensure all of the instruction forms are completed and returned as soon as possible.  Your Conveyancer cannot work on your file until these documents are received.  Please ensure copies of all documents requested are included, such as proof of ownership and your own bank statement for the account you would like us to send your sale proceeds to after completion.  Please note this must be a current account rather than a savings account.

For a purchase, remortgage or transfer of equity, again ID checks are compulsory and key to starting your transaction.  We must also receive the completed instruction forms from you.

All instruction forms are enclosed with the quotation email we send to you.  If you cannot locate these, please contact the office and the team will be happy to resend by email or post.

Every transaction is different.  It wholly depends on the length of the chain, which solicitors are instructed and how proactive the clients and solicitors are.

We work with you and aim for your timescale.  There are elements of the conveyancing outside of our control which may delay your transaction and we cannot comment on timescales of other parties in the transaction.

As a rough idea, provided all parties are committed and proactive as quick as 3 weeks, or as protracted as 10 weeks or more.  It really does depend on the intentions of the chain.

Our quickest transaction to date was 5 working days, on a chain free freehold purchase!

What is important to look for when choosing a Conveyancer?2023-07-13T17:20:32+00:00

There are three points to consider.

  1. Conveyancer’s workload – Does the conveyancer have capacity to take on your case and progress it proactively? Are they due any annual leave which may slow down your transaction? If they are, do they have adequate holiday cover?
  2. What service does the Conveyancer offer? Communication is key with conveyancing. It is a very emotive, stressful time and lack of communication is the biggest issue when chains stagnate.
  3. What does it cost? Conveyancing fees vary from solicitors to solicitors. It is important to ensure any quote you receive includes all costs which can be anticipated from the information you provide.  There may be unforeseen costs which appear during the transaction, but your Conveyancer should advise you immediately before continuing.  Unforeseen costs are rare and usual examples are unregistered properties, help to buy ISAs, gifted deposits, second mortgages or leasehold properties.

Unforeseen costs can be avoided by taking a little time to research the property at quoting stage to ensure you are obtaining a complete quote at the outset.

Costs are important for clients when dealing with property transactions.  We try and price ourselves competitively, but at a level where we can be confident clients receive good value for money.
